Q: What are system-built homes?
A: More people are familiar with the term “modular” than “system-built” when describing a home that is built off-site and trucked to its permanent foundation. Systems-built homes are built in a manufacturing facility and consist of anywhere from 2 to 5 modules. Unibilt Homes come in varies shapes and sizes.
Once the modular home is placed on the foundation, the home is 70-80% complete. The factory’s delivery crew will weather tight the modules together. After the home is set, our crew will finish the rest of the onsite work, such as garages, porches & anything else that is on the contract.
Q: Is a modular home the same as a manufactured home?
A: Absolutely not. A manufactured home is built on a steel frame with wheels. The home is trailered to its job site, placed on blocks or a foundation and the wheels’ axles are not removed from the steel frame. A manufactured home is not insured or appraised the same as a modular or stick-built home and comes with a title, the same way a car or truck is titled. Manufactured homes usually depreciate in value over time, unlike a stick-built and a modular home which generally appreciate. Manufactured homes are often referred to as “sectional home” or “double-wide” homes.
Q: What type and size of homes will you sell?
A: We offer ranches, cape cods, and two stories from 984 to 2,980 square feet. We can also work with you on a custom plan.
Q: What counties do you build in?
A: We currently build in the following counties Montgomery, Miami, Greene, Clark, Warren, Darke, Champaign, Preble, and Butler.
Q: What will be included in the price?
A: Our base price includes the foundation, delivery of home, heating and cooling, porch and garage and building permits on your improved site. The price does not include land, septic system/sewer, well/water service, gas service, site work, utilities, driveways and options.
Q: How long does it take?
A: The whole process from signing the contract to move typically takes from 4 ½ to 5 months. Once the house is on the foundation it typically takes 8 to 10 weeks to move based on the scope of work to be performed.
Q: If I were the buyer, how do I manage to do the site work and utilities?
A: We can provide site work services or you can. You have to decide whether you want to do the site work or whether you want us to do it.
Q: Will you build from my house plans?
A: We can customize a home from your plans or customize one of ours. Your plans may have to be modified to be constructed to modular specs and structural needs.
Q: Let's say I'm very handy. Can I do work on the home like framing, wiring, and plumbing?
A: Sorry, because of code, warranty, and lender issues, the homes have to be built by the factory. However, you can do your own foundation, garage, porch, on site plumbing and electrical, HVAC, and some interior work as well.
Q: How will buyers finance the homes?
A: You can use any financial institution of your choice or we can help you find a financial institution that we have worked with in the past.
